We Don't Guess.
We Read the Label

Your furniture is an investment. At Maid VIP, we understand that treating a Belgian Linen sofa like a Microfiber couch is a recipe for disaster (shrinkage, browning, and water rings). Before we touch a single cushion, our technicians perform a rigorous Fiber Inspection & Colorfast Test.

  • Code S (Dry Clean Only): Essential for delicate natural fibers like Cotton, Rayon, and Velvet. We use specialized Low-Moisture Encapsulation or solvent-based dry cleaning to lift soil without wetting the backing.

  • Code W (Wet Clean): For durable synthetics (Polyester, Nylon), we use Hot Water Extraction to flush out deep-set body oils and spills.

  • Code WS (Hybrid): We adjust our pH levels and moisture control to achieve a deep clean while maintaining fabric safety.

We strictly follow manufacturer codes to prevent shrinkage and browning on delicate fibers.

Why "Store-Bought" Cleaners Ruin Luxury Fabrics

If you have a spot on your sofa, put the bottle down. Here is why general spotters are a $5,000 mistake.

High-pH Burn

General cleaners (like Folex) are too alkaline. They cause "browning" on natural cotton and linen, turning a temporary spot into a permanent yellow ring.

The Texture Trap

Scrubbing a stain on Viscose or Velvet bursts the delicate fibers. This leaves a distorted "bald spot" or fuzzy texture that cannot be reversed.

Our Protocol

We use neutral-pH spotting agents and specialized "tamping" techniques (never scrubbing) to lift the stain without altering the fabric's integrity.

Beyond the Vacuum:
A Deep-Clean Protocol

Your furniture takes a beating from UV rays, spills, and body oils. We offer premium Micro-Encapsulation Protection (similar to factory-grade Scotchgard™ or Teflon™).

Lock in the Clean:
Advanced Fiber Protection

Dry Soil Removal

We start with a thorough industrial vacuuming to remove dry dust, dander, and pollen. Adding water to dry dirt creates "mud," so removing dry soil first is critical for a brighter finish.

Pre-Conditioning & Agitation

Our certified cleaning specialists apply a fabric-specific pre-spray (enzyme-based for organics, solvent-based for oils) and gently agitate the fibers with a horsehair brush to loosen embedded grime.

Soil Extraction

Using our truck-mounted system, we extract the suspended soil. For delicate fabrics, we use a shearing tool that cleans the fabric surface without forcing water into the foam padding, ensuring rapid drying.

pH Balancing & Grooming

We finish with a neutralizing rinse to restore the fabric’s softness and prevent chemical residue. Finally, we groom the fibers (especially for velvet) to set the pile for a uniform appearance.

Fearless Care for White Linen & Natural Fibers

The "California Casual" look of white linen sofas is beautiful, but they are prone to Cellulosic Browning if cleaned incorrectly.

We specialize in Anti-Browning Treatments for natural fibers. By controlling the drying speed and using acidic rinses, we prevent the "water ring" effect, leaving your white sofas bright, crisp, and soft to the touch.

You Spend 1/3 of Your Life Here. Is It Clean?

Your mattress is a magnet for dust mites, dead skin cells, and perspiration. A standard sheet change doesn't reach the allergens trapped deep in the foam.

  • Allergen Neutralization: We use high-temperature steam (230°F) to kill dust mites and bacteria on contact.
  • Sweat & Stain Removal: We treat those unsightly yellow perspiration stains using enzyme-based protein spotters that lighten the fabric without damaging delicate Memory Foam or Pillowtop layers.
  • Sleep Hygiene: Ideal for allergy sufferers or those buying a "gently used" home with existing furnishings.
  • The "New Home" Reset: Moving into a furnished home? Don't sleep on someone else's history. Combine this with our full suite of cleaning services to ensure your new space is completely allergen-free. Our sanitation process is the ultimate "Reset Button" for your peace of mind.

High-temperature extraction neutralizes dust mites and removes odors from deep within the foam.

Revitalize Your Outdoor Oasis

In the Conejo Valley, our unique microclimate brings a mix of Santa Ana winds (dust/pollen), acidic bird droppings and coastal marine layer moisture (mildew). This combination can turn your Sunbrella® cushions dingy and green and can ruin your expensive Restoration Hardware or Pottery Barn sets. We use specific fungistatic treatments to safely remove organic growth without stripping the fabric's water resistance.

  • Sunbrella® Expertise: We use manufacturer-approved methods to clean solution-dyed acrylics without stripping their UV protection or water repellency.

  • Mold & Algae Removal: We treat specialized outdoor cushions to remove organic growth that thrives in our coastal/valley climate.

  • Bird Waste Sanitization: Bird droppings are highly acidic and can burn through fabric coatings. We safely neutralize and remove them to prevent permanent etching.

  • Seasonal Prep: Perfect for "Opening Day" in spring or cleaning before storing cushions for winter to prevent mold growth.

We safely remove algae and bird droppings from outdoor fabrics without stripping UV protection.

Protect Your Leather Investment

Leather needs moisture to stay pliable. Over time, AC and heat dry it out, leading to cracking.

Step 1: Deep Clean

We gently remove surface oils (from skin and pets) that darken armrests and headrests.

Step 2: Hydrate

We apply a premium lanolin-based conditioner that restores softness and prevents cracking.

Step 3: Protect

A protective barrier helps repel future spills and ink transfer. (Suitable for Aniline, Nubuck, and Protected Leathers).

Frequently Asked Questions

Have general billing or scheduling questions? Visit our Main FAQ Hub.

How long does furniture take to dry?

Most synthetic fabrics (Microfiber, Polyester) dry in 4 to 6 hours. Heavier natural fibers (like Cotton Duck or thick Chenille) may take 6 to 12 hours. We use industrial Centrifugal Air Movers to accelerate the process and recommend keeping ceiling fans on to aid evaporation.

Can you remove pet urine from a sofa?

Surface cleaning is often enough for minor accidents. However, if urine has penetrated the foam cushion, standard cleaning will not remove the odor source. In these cases, we use a Sub-Surface Injection tool to flush the foam with enzymes without removing the fabric, or we may advise on cushion core replacement if the damage is severe.

Is your process safe for children and pets?

Absolutely. We prioritize non-toxic and hypoallergenic solutions. Crucially, our system uses a Fiber-Rinse Neutralizer to ensure all cleaning agents are thoroughly extracted, leaving no sticky residue that could irritate sensitive skin or paws.

Do you clean "Dry Clean Only" tags?

Yes. Many high-end fabrics are "Code S" and cannot be touched with water. We carry specialized Anhydrous (Water-Free) Dry Cleaning Solvents on our trucks. This allows us to safely clean delicate items like Silk or Rayon in your home without the risk of shrinkage or water rings.

Can you clean Viscose or "Art Silk" rugs and sofas?

Viscose (also known as Rayon, Bamboo Silk, or Tencel) is the most delicate fabric in modern furniture. It loses 50% of its strength when wet. We are one of the few local companies certified to clean Viscose using a Low-Moisture Encapsulation method that prevents "browning" and preserves the velvet-like texture.

Is fabric protection (like Scotchgard™) worth the extra cost?

We highly recommend it for light-colored fabrics. Factory protection wears off over time. We apply a Nano-Tech Protector that restores the fabric's "surface tension," creating a hydrophobic barrier. This causes wine, coffee, and oil to bead up on the surface rather than soaking in instantly, buying you critical time to wipe up spills.
