  • Step 1: Alkaline Degreasing (The Breakdown) We start by applying a high-pH industrial solvent tailored to your specific tile type (Ceramic, Porcelain, or Stone). This solution dwells on the surface for 15 minutes, emulsifying the grease, cooking oils, and old soap scum trapped in the grout lines.
  • Step 2: Power Scrub Agitation Chemistry needs help. We use a specialized orbital scrubber with brush bristles designed to reach deep into the grout channels. This mechanical agitation loosens the impacted dirt that has hardened over the years.
  • Step 3: 200°F Thermal Extraction We rinse the floor using a truck-mounted "Spinner Tool" (The Turbo-Hybrid). This enclosed pressure washer blasts the grout with 200°F water at 800-1000 PSI while instantly vacuuming the dirty water back to our truck. There is no overspray and no mess—just instantly clean lines.
  • Step 4: The Neutralizing Rinse To ensure no sticky chemical residue is left behind (which attracts new dirt), we finish with a pH-neutralizing rinse. This leaves your floors squeaky clean and ready for sealing.

Is this safe for my Travertine / Marble / Slate?
  • Absolutely. Natural stone is sensitive to acid. Our technicians are trained to Identify Your Stone before we begin. For delicate stones like Travertine and Marble, we switch to an Alkaline-Only protocol and lower the pressure (PSI) to ensure a deep clean without etching or damaging the finish.
Do you seal the grout after cleaning?
  • We highly recommend it. Sealing is an optional add-on service. We apply a clear, penetrating impregnator that protects the grout from future staining. Note: We do not offer "Color Sealing" (painting the grout); we focus on restoring the natural cleanliness of the original installation.
How long does it take to dry?
  • Because our Turbo-Hybrid system recovers 98% of the water instantly, your tile floors will be dry to the touch in about 30 to 60 minutes. If we apply a sealer, we recommend waiting 4 hours before walking on it with heavy shoes to allow the product to cure.
Do I need to move my furniture?
  • We ask that you clear the "small stuff" (dining chairs, rugs, plants, pet bowls). Our technicians can move standard tables and sofas to clean underneath. However, we do not move heavy appliances (fridges/stoves), china cabinets, or entertainment centers. We will clean right up to the edge of these items.
Will this remove "efflorescence" (white powder)?
  • Efflorescence is moisture migrating up through the concrete slab. While our cleaning will remove the surface powder, we cannot guarantee it won't return, as that is a moisture issue with your home's foundation, not a cleaning issue.
