Not Just "Steam Cleaning."
A Total Restoration System

Most cleaners just push dirt around with soapy water. At Maid VIP, use the Hot Water Extraction method recommended by carpet manufacturers to actually remove the soil from the base of the fibers.

The "Thousand Oaks Hard Water" Problem (And How We Solve It)

Local tap water in the Conejo Valley is mineral-heavy, which can leave carpets feeling "crunchy" if used for cleaning. Our truck-mounted units are equipped with industrial water softeners. Softened water allows our cleaning agents to work at 100% efficiency and leaves your carpet fibers soft and fluffy, not stiff.

Step 1: Pre-Conditioning (Chemistry)

We apply a high-pH, enzyme-based pre-spray that breaks the chemical bond between the dirt and the carpet fiber. This "suspends" the soil, making it ready for extraction.

Step 2: Thermal Agitation (Heat)

Our truck-mounted units heat water to 230°F. This thermal energy sanitizes the fibers and instantly dissolves grease, oils, and sticky residues that vacuuming can't touch.

Step 3: Deep Extraction (Physics)

We don't leave your floors soaking wet. Our industrial vacuum systems pull the water (and the suspended dirt) back out immediately, leaving your carpets strictly damp, not soaked.

Step 4: Rapid Drying (Airflow)

We use commercial air movers to accelerate drying times. By managing humidity and airflow, most carpets are dry to the touch in 4-6 hours, preventing mold growth and musty odors.

Nose Blindness" is Real. We Don't Mask Odors; We Destroy Them

Standard steam cleaning often makes pet odors worse by reactivating the urine crystals trapped in your carpet pad. We use a Sub-Surface Extraction System to treat the problem at the source.

The "Science of Stink" (and how we fix it)

  • Step 1: UV Detection: We use industrial black lights to identify invisible accident zones that the naked eye misses.

  • Step 2: Enzymatic Digestion: Urine dries into uric acid crystals that are insoluble in water. We flood the spot with bio-enzymes that "eat" the crystals and bacteria at a molecular level.

  • Step 3: The "Water Claw": We use a specialized heavy-weighted extraction tool that compresses the carpet and pad, pulling the dissolved contaminants up from the subfloor.

  • The "Store-Bought" Warning: Please avoid pouring vinegar or baking soda on pet accidents. Acidic vinegar can "set" the stain dye, making it permanent. Call us first at (805) 380-5586

Don't "Steam Clean" Your Wool Rugs

Your wall-to-wall carpet is likely synthetic (Nylon or Polyester), which loves heat. But your fine area rugs are likely natural fibers (Wool, Silk, or Viscose), which can shrink, brown, or bleed dyes if treated incorrectly.

Our "WoolSafe" Protocol

  • Fiber Identification: We perform a burn test or microscopic analysis to confirm fiber content before we start.

  • Dye Migration Testing: We test a small, hidden area to ensure the colors won't bleed.

  • pH Balancing: Wool fibers are sensitive to high alkalinity. We use a neutral-pH rinse (similar to a gentle conditioner) to protect the natural lanolin in the wool, keeping it soft and vibrant.

  • Low-Moisture Methods: For delicate antique or Viscose rugs, we utilize encapsulation or low-moisture foam to clean without over-wetting the backing.

Our low-moisture, pH-balanced methods safely clean delicate wool and silk rugs without color bleeding.

Your Carpet is Your Home's Largest Air Filter

Just like your HVAC filter, your carpet traps airborne pollutants—dust, pollen, skin cells, and wildfire ash—keeping them out of the air you breathe. But once that filter is full, simply walking across the room releases those allergens back into the air. Vacuuming isn't enough.

We "Empty the Filter" for Better Indoor Air Quality (IAQ)

  • Dust Mite Elimination: Our thermal extraction process (230°F) instantly neutralizes dust mites and their waste products, the #1 cause of indoor allergies.

  • Pollen & Ash Removal: We deep-flush the microscopic particulates trapped at the base of the fibers, significantly reducing respiratory irritants.

  • No Chemical Residue: Detergent residue attracts new dirt and irritates sensitive skin. We use a Fiber-Rinse Neutralizer to ensure your carpet is pH-balanced and residue-free—safe for babies and pets to crawl on.

  • Carpet cleaning is just one part of a healthy home ecosystem. We also offer comprehensive house cleaning to minimize dust before it settles.

Our hot water extraction removes allergens and dust mites, creating a healthier, safer environment for your family.

We Respect Your Home
(And Your Baseboards)

You know us for our housekeeping, but we bring that same "White Glove" mentality to floor care. When you hire Maid VIP , you aren't just getting a technician; you are getting a vetted professional who treats your home like a museum.  Meet the cleaning specialists behind our 'White Glove' reputation.

Dry Soil Removal

We start with a thorough industrial vacuuming to remove dry dust, dander, and pollen. Adding water to dry dirt creates "mud," so removing dry soil first is critical for a brighter finish.

Pre-Conditioning & Agitation

Our certified cleaning specialists apply a fabric-specific pre-spray (enzyme-based for organics, solvent-based for oils) and gently agitate the fibers with a horsehair brush to loosen embedded grime.

Soil Extraction

Using our truck-mounted system, we extract the suspended soil. For delicate fabrics, we use a shearing tool that cleans the fabric surface without forcing water into the foam padding, ensuring rapid drying.

pH Balancing & Grooming

We finish with a neutralizing rinse to restore the fabric’s softness and prevent chemical residue. Finally, we groom the fibers (especially for velvet) to set the pile for a uniform appearance.

Frequently Asked Questions

Have specific questions about drying times or specialized fabrics?
Visit our full Frequently Asked Questions hub or read the quick answers below

How long will it take to dry?

Unlike rental machines that leave carpets soggy for days, our High-Velocity Extraction system recovers 95% of moisture. With proper airflow (AC or fans), most synthetic carpets are dry to the touch in 4 to 8 hours. Wool rugs may take longer due to fiber density.

Do I need to move my own furniture?

We ask that you clear small items (lamps, plants, breakables) and floor clutter. Our technicians are happy to move standard sofas and tables. For liability reasons, we do not move heavy china cabinets, pianos, or oversized entertainment centers.

Is "Scotchgard™" worth it?

Absolutely. Factory stain protection wears off over time. We can apply a fluoro-chemical protector (like Scotchgard™) after cleaning. This restores the carpet's "surface tension," helping liquids bead up instead of soaking in, giving you time to wipe up spills.

Can you get "Red Stains" out?

Synthetic Red Dye #40 (found in Kool-Aid and wine) is an acid dye that bonds to nylon. We have a specialized Heat Transfer Process using a reducing agent that can often remove these stains, but it requires a separate, advanced treatment from standard cleaning.

Will cleaning void my carpet warranty?

Actually, the opposite is true. Major manufacturers like Shaw and Mohawk require professional Hot Water Extraction every 12 to 18 months to keep their wear-warranties valid. We strictly adhere to the IICRC S100 Standard, ensuring we use the correct heat and pH levels to protect your warranty while satisfying the manufacturer's maintenance requirements.

Do you clean Berber or Loop-Pile carpets differently?

Absolutely. Berber (Loop Pile) carpets are often made of Olefin, which can be easily damaged by high pressure or aggressive scrubbing, leading to "blooming" (fuzzing of the loops). Our truck-mounted units allow us to dial down the PSI (Water Pressure) and use specific "glide" attachments to flush the soil out without distorting the texture of the loops.
